A Step-by-step Process To Purchasing A Home In Colorado Springs
- Please fill out the online questionnaire
as completely as possible. This will give me an opportunity to search for specific properties
and give you information, including photos, prior to your house hunting
trip in Colorado Springs. Obviously, the more informed you are, the less
stress you will feel during house hunting.
- Call my preferred lender, Dave Oliver at First Horizon Home
Loans (719) 594-2000 ext. 233 or 1-800-257-5955. The sole purpose
is to get pre-qualified for a price range comfortable to you. This does
not mean that you must use a specific lender. Obviously, you will shop
for the best rates and terms suited to your specific needs.
Pre-qualification also helps when negotiating a purchase. The Seller
knows he is dealing with a purchaser that has been financially
pre-qualified.
- Let me know as soon as you have made your travel plans. I will make
arrangements to meet with you upon your arrival and give you an
introductory tour of the city. This tour is designed to familiarize you
with the "lay of the land." I will point out some of the highlights and
show you shopping areas, schools and the various neighborhoods (including
homes).
- Once your have focused on a particular home(s), I will provide you with
comparable sales data on homes that have recently sold in that
neighborhood to give you an indication of market values.
- When you are ready to make an offer, I will prepare the necessary
documents. Our standard purchase contract has contingencies relating to
a) financing; b) title; and c) inspections. I also have an addendum
covering appraisals, warranties, special districts, and other relevant
data.
- Upon acceptance of an offer to purchase, I will coordinate and monitor
financing, inspection, title review, and any other appropriate matters,
to include legal review, if desired.
- I will recommend that you register your children with the appropriate
schools. Depending on the school district and specific school, there
have been occasions that some schools have at capacity. Register your
children as soon as you have an address. You will need a copy of your
lease or a copy of your settlement statement sheet to register for
school.
- Prior to closing, I will advise you to: a) arrange for homeowners
insurance; b) make arrangements for utilities, cable TV, telephone
services, and trash collection.
- I will assist you in coordinating a date and hour of closing suited to
your requirements. Normally, date of possession is the same date as
closing.
- After closing, I will do my best to help you get situated in your new
home town, and will continue to be a source of support and a resource for
any of your needs during the time you live in Colorado Springs.
