- Who pays the Realtor's fee?
- The Seller pays the Realtor the majority of the time.
- If I want a new home, do I need a Realtor?
- You always want someone who will represent YOUR interests. New
construction can be just as confusing as buying a pre-owned home and some
of the same processes apply such as contracts, inspections, walk-there's,
and closings.
- Will I save money not using a Realtor?
- In the long run, it could cost you money! Before your Realtor writes a
contract for you, they research the sales history and do a market
analysis on the property to insure you won't pay more than the home is
worth as compared to comparable properties in the neighborhood. Most new
construction builders enjoy a good relationship with the Realtor
community and gladly pay a commission for bringing a home buyer to
them.
- What if I see a "For Sale By Owner" property that I would like to see?
-
Call your Realtor-they will contract the owner and set up an appointment
to show you the home. And again, this is a time when you need someone to
represent YOUR interests.
- What if I don't have a lot of money for a down payment?
-
There are many types of loans-some require little or no down payment and
, of course, you can always accept gift money from relative. Finding the
right financing is part of my service.
- How long will the home buying process take?
-
Finding the right home can take a day or a year depending on what you are
looking for buy the average time is about 3 months. If you plan on
buying new construction, it usually takes about 150-180 days from
contract to closing. And on pre-owned homes, it is usually 30-45 days
from contract acceptance to closing.
